These terms cover your use of Suddeco Homes at suddecohomes.com. By using the site you agree to them. They are written to be clear and fair — if anything is unclear, contact us at hello@suddeco.com.

Who we are

Suddeco Homes is a service of Suddeco Ltd, a company registered in England & Wales (company no. 14354951). You can contact us at any time at hello@suddeco.com. How we handle your information is set out in our Privacy notice.

What Suddeco Homes provides

Suddeco Homes helps you see what you may be able to build at your address and produces an early concept set — concept drawings, a render and an indicative price — generated from publicly available and licensed property and planning information near you, together with the options and details you choose. Where you want to take a project forward, we also help connect you with the architects, engineers, interior designers and builders who can design and carry out the work.

Everything here is indicative

The drawings, renders, areas, dimensions and prices on this site are indicative concepts only. They are produced to help you explore design ideas, feasibility and planning discussion at an early stage.

They are not construction-issue drawings, they are not a substitute for a registered architect or chartered engineer, and they do not include or replace structural design or detailed Building Regulations drawings.

They are not a guarantee that your scheme will be granted planning permission, and they carry no warranty as to buildability, cost or compliance.

Your final scope, dimensions and price are confirmed on a site survey by a qualified professional before any work begins. You should not rely on the concept set as final design, structural or cost advice.

Approvals shown near your home are provided as context, drawn from the public record. They illustrate what has been approved nearby; they do not guarantee that your own scheme will be approved, and outcomes depend on your specific property and the decision of your local authority.

Your inputs and our drawings

Your inputs stay yours. Anything you provide — your address, photos, measurements, notes and selections — remains your property. By providing it, you give us permission to use it for the purpose of producing your concept set and delivering the service to you.

Our drawings are our own original work. The concept drawings, renders and other materials we generate are created by us, modelled on approved local precedent in our own linework — they are not copies of any third party's drawings. We retain ownership of the materials we produce.

Your licence to use them. The concept set we produce for you is licensed to you to use for your own project at the property concerned, including sharing it with the professionals who help you take that project forward. The licence does not allow you to resell, redistribute or commercially exploit our materials separately from your own project. We may also use anonymised concepts and renders to illustrate and improve our service.

Your responsibilities

Acceptable use

You may use this site only for lawful purposes and to explore a genuine project. You agree not to misuse the site — for example, by attempting to gain unauthorised access, disrupting or interfering with how it works, introducing harmful code, or systematically extracting, scraping or reproducing its content for any other purpose. We may suspend or withdraw access if the site is misused.

Bookings & payments

Where a survey, deposit or other paid step is offered, the terms of that specific step are shown to you at the time, before you commit. Any deposit taken is applied as described at checkout. We will always confirm the next step with you before you pay, and your statutory rights as a consumer are not affected by these terms.

Our liability to you

Because the concept set is indicative and confirmed on survey, you should not rely on it as final design, structural, planning or cost advice, and we are not liable for decisions you take, or work you carry out, on the basis of an indicative concept before it has been confirmed by a qualified professional.

We provide the site and the concept service with reasonable skill and care, but we do not guarantee that the site, or any property or planning information shown on it, is complete, accurate or always available, as some of it comes from third-party and public sources.

We do not exclude or limit our liability where it would be unlawful to do so. In particular, nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited or excluded under the law of England & Wales. Subject to that, we are not liable for losses that are not a foreseeable result of our breach, or for business losses, as the service is provided for domestic and private use.

General

We may update these terms from time to time. When we make a material change, we will update the date at the top of this page; your continued use of the site means you accept the updated terms. If any part of these terms is found to be unenforceable, the rest will continue to apply.

These terms, and any dispute or claim arising out of or in connection with them or the service, are governed by the law of England & Wales, and the courts of England & Wales will have jurisdiction.
